Group’s Main Purpose
The Property Team is responsible for the care, maintenance, and improvement of UUCP’s physical campus. This includes managing repairs, coordinating with contractors, supporting construction and renovation projects, ensuring safety and accessibility, and helping create a welcoming environment for members, friends, staff, guests, and tenants. The team works closely with staff and volunteers to keep the facilities functional, safe, and aligned with UUCP’s mission.
Accomplishments in Past Year
The Property Team has remained active throughout the year, supporting major projects, daily maintenance needs, tenant transitions, and improvements that enhance safety, usability, and aesthetics across the UUCP campus.
Memorial Garden & Outdoor Campus Enhancements
Led by Brad Chapman, a significant renovation of the Memorial Garden included:
- Installation of a new irrigation system for all trees and bushes
- New plantings at the front entrance and along walkways
- Fresh gravel applied throughout the garden area
- Creation of a pathway to the statue area with concrete edging and compacted gravel
- Installation of LED lighting for the statue and pathway areas
- Placement of three removable bollards to prevent unauthorized vehicle access
Overseen by Dale Fisher:
Phase 2 of the Eagle Scout Project by Cody Faires: Thanks to the generosity of the Ashton Faires family and the hard work of their two sons, Dylan and Cody, we have a new mini amphitheater just east of the statues in the Memorial Garden. This was an Eagle Scout project for the sons, begun in the Spring of 2024 by Dylan and his crew and completed by Cody and his crew in early 2025. They also replaced the stairs leading to the desert trail and built new bridges over the runoff areas along the trail.
- Concrete:
- Two 13ft by 4ft slabs poured – for the benches to be secured on
- A 5ft by 5ft slab poured – For a presenter to face the benches
- Spread gravel
- Improved the drainage and walking path
Technology & Security Upgrades
Led by Dale Fisher:
- Installed CCTV monitor displays for ELLE in Rooms 12 & 15
- Revised and rerouted network wiring to support Utility Wing construction and office transitions
- Added two new CCTV cameras to increase visibility in the main and upper parking lots
- Mounted a locked enclosure for network equipment in Office 1
- Produced key fobs for staff, members, and renters as needed
- Worked with Nick Laux and Stephanie Breidel-Vigil on getting FireSticks installed on Lobby TV’s to broadcast separate items on Sundays.
Energy Efficiency & Maintenance Projects
Coordinated by Dale Fisher & Brad Chapman:
- Partnered with SRP to complete:
- Installation of LED lighting in office spaces/faith rooms and restrooms
- Thermostat upgrades in Annexes 1 & 2 (All at no cost to UUCP through an SRP rebate incentive)
- Contracted for necessary plumbing, HVAC, and exterior door repairs
- Purchased a new kitchen dishwasher (awaiting installation)
- Purchased a new kitchen exhaust hood and oversaw the installation
Plumbing & Sewer Maintenance Projects
Coordinated by Stephanie Breidel-Vigil & Dale Fisher
- Repaired multiple broken toilets
- Considered diverse needs by installing an extra-tall and a child-sized toilet in both the male and female identifying restrooms.
- Replaced multiple broken faucets in both male and female identifying restrooms
- Addressed the sewer problem in the male identifying restroom
- Replaced the backflow preventor and shield from sun exposure
- Had a 16’ rusted steel pipe outside the main building by the playground replaced
- Had the main building’s water heater, commercial grade, replaced.
- Replaced water valves in Memorial Garden after they were damaged from someone driving through
- Annex urinal professionally snaked
- Room 15 toilet professionally snaked due to the use of wipes being flushed
- Drain in the custodial closet was professionally snaked as it wasn’t draining
- Ordered and put plungers in all the restrooms
Construction Support, Storage Clean-Up & Room Usage
Coordinated by Debbie Froelich-Freeman:
- Led significant storage reorganization efforts across multiple rooms and closets and prepared rooms and coordinated storage needs with construction transitions
- Relocated mailboxes and the First Aid Cabinet
- Set up Room 10A as a Business Center
- Assisted admin relocation from Office 1 to Room 11
- Sorted and disposed of excess materials from music, membership, and justice committees
- Updated hallway signage campus-wide
- Oversaw replacement of defective Masonite Defender door for Room 10 and installation of the refurbished door in Room 12 (meeting safety standards)
Coordinated by Stephanie Breidel-Vigil
- Braille sign strips added to both the male and female identifying restrooms.
- Created, laminated, and hung all the room and space descriptions signs
- Ordered, put together, and moved all mailboxes to Room 10A
- Ordered and installed shelves in Room 10A for Walkie Talkies & moved Walkie Talkies
Tenant & Event Support
Coordinated by Stephanie Briedel-Vigil :
- Negotiated contracts and provided onboarding support for new tenants
- Guided building use, signage, and scheduling needs post-construction
- Coordinated space access, including walkthroughs and demonstrations of new safety features
Meetings & Coordination
- The Property Team meets biweekly on Wednesdays, alternating between in-person and Zoom depending on needs
- Participated in the yearly Opportunity Fair
- Maintained AED pad reordering and replacement
- Members maintain an active presence supporting weekly Sunday Coffee Hour needs, project walkthroughs, and emergency response
Challenges in Past Year
- Construction Coordination: Supporting the Great Space Shift and managing post-construction adjustments (e.g., moving furniture, signage updates, and safety checks) required intensive coordination among our team.
- Aging Infrastructure: Ongoing wear and tear on the buildings created frequent and urgent repair needs (e.g., plumbing, HVAC, doors, lighting), which tested both the team’s bandwidth and the congregation’s maintenance budget.
- Storage Overflow: With the shifting use of rooms and tenants moving in, maintaining organized and accessible storage across the campus became increasingly difficult. Major cleanups were necessary to avoid safety and usability concerns.
- Limited Volunteer Capacity: Much of the Property Team’s work relies on a small number of dedicated volunteers. With a large workload, it was challenging to complete all desired tasks within our volunteer capacity, but we continue to do it amazingly each year.
Challenges for Upcoming Year
- Vendor Coordination & Oversight: Ensuring vendor follow-through and quality workmanship—especially with larger, planned projects —will require strong oversight and quick responsiveness.
- Balancing Tenant & Congregational Needs: As long-term tenants like Beth Ami Temple continue to use shared spaces, balancing access, storage, and setup expectations between tenants and UUCP members will remain a delicate responsibility.
- Managing Preventative Maintenance: Shifting from reactive fixes to proactive maintenance will be a focus, but this requires time, tracking systems, and regular campus inspections—all of which are resource-intensive.
- Ensuring Safety & Compliance: Continued adherence to emergency exit lighting, asbestos plans, fire safety codes, and grant-funded equipment upkeep is essential and ongoing.
Goals for the Future
- Increase Volunteer Engagement: Recruit and train new members for the Property Team to build long-term sustainability and lighten the load for current volunteers.
- Create a Long-Term Maintenance Plan: Establish a formal, calendar-based maintenance and inspection schedule for UUCP’s most essential systems (HVAC, plumbing, electrical, roofs).
- Strengthen Vendor Relationships: Build reliable partnerships with local service providers for HVAC, plumbing, security systems, and more—to ensure timely responses and quality results.
- Improve Communication Infrastructure: Create clear, documented processes for reporting property issues, and tracking repairs
